When a plumbing leak becomes a foundation problem

In Fulshear's clay, water under part of a slab does not just cost you water. It changes how the ground under that part of the house behaves.

What the clay does

Much of Fort Bend County sits on expansive clay soils. They take on water and swell, then dry out and shrink, and in a normal Texas year the whole site does that more or less together — wet spring, dry August. A slab leak breaks that symmetry. One area stays saturated year-round while the rest goes through the usual cycle, so the ground under the house stops moving as a single piece. It is that differential movement, not the water itself, that cracks slabs, separates brick and makes doors stop closing.

Which came first matters

A leak can cause foundation movement, and foundation movement can break a pipe and cause a leak. Working out the order changes both the repair and the insurance position. A plumber locating the leak and a foundation engineer assessing the movement are answering two different questions, and on a house showing both you generally want both answers.

The order to do things in

Fix the plumbing first. Repairing or re-routing the leaking line stops water entering the soil. Then let the soil stabilise — that takes months, not days, and the slab often recovers some of its position on its own as moisture equalises. Foundation repair carried out before the leak is fixed is being done on ground that is still moving, and committing to piers before the water is stopped is an expensive way to find that out.

Watch it properly while it settles

Mark the ends of cracks with a pencil and the date, and photograph them monthly. Static cracks are old news. Cracks still lengthening months after the leak is fixed are the ones that justify an engineer's assessment. This record is also worth having if an insurance claim is involved.

Common questions

Does insurance cover foundation damage from a leak?

It varies a great deal. Many Texas policies cover sudden water damage and the cost of accessing the leak but exclude the foundation repair itself, and gradual leaks are commonly excluded altogether. Your policy and your carrier decide.

Do I need an engineer or a foundation company?

A structural engineer is paid for an opinion; a foundation company is paid to install piers. If you want an assessment independent of who does the work, that distinction is the reason to start with the engineer.

How long before I know if the slab recovered?

Typically several months of normal wet and dry cycling after the leak is stopped. Rushing that decision is how people buy foundation work they did not need.
